Buying a property built prior to 1978 you should know the lead paint status.

As the buyer of a property you take ownership of any lead paint issue when you take ownership of the property.

This means if the property was built before 1978 and a child under 6 resides in the property the current owner is responsible to bring the property into compliance with State lead laws

De-leading can be costly however the State offers programs to help with financing.

You should review the Property Transfer Notification Certification packet prior to making an offer on a property that contains lead paint. Ask your agent to see the "lead form" completed by the Seller prior to making your offer. This form completed by the Seller first will tell you the Lead status of the property.

You will be asked to complete and sign the same form as part of any offer you present.
