When you buy your next home or real estate investment you do not have to have a buyer's agent.

However as you venture out in the marketplace make sure you know who is representing who.

MA State law requires every licensed real estate agent provide a Mandatory Agency Disclosure form when they first meet someone to discuss a specific property. Click here for a sample of the form.

The lines in a negotiation can become blurry as people work to reach their personal objectives. Before you start talking with an agent about writing an offer make sure you see a completed Mandatory Agency Disclosure form.

If you are selling a property you should keep this in mind as well. Do not just assume the agent that brought you an offer is representing your best interests. Make sure you have a copy of the completed Mandatory Agency Disclosure Form.
